Water Heater Maintenance

Regular periodic water heater maintenance can significantly extend water heater life and minimize losses of efficiency that occur over time. Routine maintenance involves steps such as: Checking the Temperature and Pressure (T&P) relief valve for proper operation; inspecting the burners (in gas models) or heating elements (in electric models); draining & flushing the tank to prevent sediment buildup in the tank bottom; and inspecting the anode rod for corrosion.

REDI-HOT (Demand Hot Water Recirculating System)

Demand recirculating pumps have the potential to solve the problem of a long wait for hot water at a distant fixture, while simultaneously saving a significant amount of water - as much as 15,000 gallons/ year in an average home - thereby saving you a significant amount of money.

You no longer have to send cold water down the drain while waiting for warm water. Instead, recirculating pumps rapidly pull hot water from a water heater, while simultaneously send cool water from the hot water lines back to the water heater to be reheated and reused. Demand systems can be controlled by the push of a button, a timer, or motion sensor.

How it Works. In a conventional system with a central water heater, any cold water standing in the pipes between the heater and the point-of-use is dumped down the drain as hot water travels from the heater.

However, in a demand recirculating system, when the system is activated the pump starts recirculating cooled water that's been sitting in the hot water line and sends it back to the water heater through the cold water line. When the water reaches a desired temperature a control turns off the pump. This process is similar to turning on the hot water faucet and letting the water run until it gets hot, but instead of the water being wasted going down the drain, it is simply returned back to the water heater—saving all of that water for later use.

Water Heaters

From washing dishes and showering to doing laundry and more, you and your family use a lot of hot water at home, and as such your home needs to have a steady supply of hot water; but you also don’t want that hot water to cost you a small fortune to produce For these reasons and more, Princeton Air offers and installs some of the highest-output & highest-efficiency water heaters available today to ensure you always have access to the hot water you need, and at a reasonable cost as well.

Storage water heaters heat and store water in a tank that can range in size from 20 to 100 gallons. They offer a ready reservoir of hot water, although “standby” energy losses are higher than with some other types. Conventional fuel sources include natural gas, electricity, propane, and fuel oil.

High-efficiency gas storage water heaters employ the same technology as standard gas storage water heaters: a glass-lined steel tank is heated by a burner located at the bottom of the tank. But a few basic changes make them operate more efficiently. Many ENERGY STAR certified models simply have better insulation, heat traps, and more efficient burners, improvements that have a modest impact on price lead to 8% less energy use. Some very high efficiency models use a secondary heat exchanger that extracts more heat from the combustion gas, cooling it to the point where there is condensation– hence these types of heaters are called “gas condensing.” These gas condensing water heaters, like gas condensing furnaces, require venting through a vertical PVC pipe and a condensate drain.

Standalone water heater

Electric Heat Pump water heaters are electric storage water heaters that are two to three times as efficient as conventional electric resistance units. Because they remove heat from the surrounding air, they are most effective in warmer climates; but because they also have the ability to switch from Heat Pump mode to traditional electric mode, even in colder climates like that of central New Jersey, they make for a cost-effective & reliable alternative to an electric-only model.

Tankless Water Heaters

On-Demand (a.k.a. “Tankless”) gas water heaters apply the same principle to heat water as standard gas water heaters, but without a storage tank. They save energy by heating water only when needed, eliminating energy lost during standby operation. When a hot water tap is turned on in the home, cold water is drawn into the water heater. A flow sensor activates the gas burner, which warms the heat exchanger. Incoming cold water encircles the heat exchanger and leaves the heater at its set-point temperature. Combustion gases safely exit through a dedicated, sealed vent system. By heating water only when needed, instead of maintaining a tank full of hot water at all times, on-demand water heaters can achieve a much greater efficiency than standard tank-type water heaters.

Many on-demand gas water heaters employ a secondary heat exchanger to use 9 percent less energy than a conventional on-demand gas water heater. The secondary heat exchanger extracts more heat from the combustion gas, cooling it to the point where there is condensation – hence these types of heaters are called “gas condensing.” These gas condensing on-demand water heaters, like gas condensing furnaces, require venting through a vertical PVC pipe and a condensate drain.

WAGS Valve Installation & Service

WAGS stands for Water and Gas Safety valve. The WAGS valve is designed to shut off the water supply (plus gas supply for gas-fired heaters) in the event of a water leak from a water heater, thus minimizing potential water damage and possible gas leakage. The valve can be installed on all styles of water heaters. The valve is fully mechanical, yet requires no external power supply.

The WAGS valve sits in a drip pan under the water tank and is activated when leaking water accumulates in the pan. Once activated, the valve shuts off the water and gas supply, indicated by a red pop-up tab.

Sump Pumps

A damp or flooded basement can be detrimental, leading to serious structural and health issues. Sump pumps are used to pump out excess water that accumulates in a sump basin, usually located in the basement of a home. A sump pump can help your home avoid flooding and other moisture problems. We are often asked by our clients if we would be willing to provide installation services for something they bought themselves; and occasionally we get the request for our experts to provide repair and/or reinstallation services on products that the clients installed themselves – or tried to at least, with less-than desired results. For many reasons we have always answered these requests with a simple but sincere “thank you, but no thank you”; but as the Buy It Yourself (BIY) and Do It Yourself (DIY) segment of the market continues to grow & evolve, so must our willingness to work with clients in addressing their requests for our assistance with their personal projects, and as such we are adjusting our long-standing policy regarding getting involved in BIY/DIY projects, but only as it relates to plumbing & not inclusive of self-purchased water heaters, boilers or other “major components” – some things should just be handled entirely by professionals!
