A Clear Picture of the Plumbing That Runs Through Your Home

A plumbing inspection turns the invisible work of the home’s plumbing into something a homeowner can see and plan around.

Plumbing runs through every part of a house and across every year of ownership, and most of it does that work without any attention from the people who depend on it.

A professional plumbing inspection is the scheduled moment when a licensed plumber reviews the system as a whole: what is in good shape, what is showing early signs of wear, and where the homeowner’s attention would be well-placed over the next few years.

Princeton Air’s licensed plumbers have been performing residential plumbing inspections across New Jersey for more than 50 years. Schedule your plumbing inspection with Princeton Air today.

A Plumbing Team That Knows the Full Range of Residential Systems

A useful plumbing inspection draws on experience with the actual systems, vintages, and conditions of homes across the region.

Our licensed plumbers have inspected plumbing in homes across New Jersey for years, including properties in Princeton, Edison, and Bridgewater Township. They have worked on every common configuration of residential plumbing, from older copper and galvanized systems in mid-century homes to newer PEX installations, and that range informs what they look for and how they assess what they find in any particular home.

What a Plumbing Inspection Produces for Your Home

A plumbing inspection gives the homeowner a documented, honest picture of where the system stands and where it is likely to go over the next few years.

Every home’s plumbing is different, and every inspection reflects what is actually installed in the home being reviewed. The value is consistent: a homeowner comes out of the visit with better information than they had going in.

Without an inspection, most homeowners know their plumbing is either working or not working, which is a narrow view of a system with decades of accumulated history. An inspection produces a fuller picture: the condition of visible piping, the state of shutoff valves and fixtures, the condition of drains and vents, and an assessment of where the overall system is in its life cycle.

Most plumbing problems give some warning before they become water damage. A small leak under a sink, a corroding connection behind a water heater, a shutoff valve that has frozen in place, or a drain line showing signs of scale accumulation are all visible during a thorough inspection, and catching them in time often means a quiet repair rather than a loud one.

An inspection helps homeowners understand where upgrades or replacements are genuinely worth the investment, and where existing equipment still has good service life ahead. That information is particularly useful for older homes, homes recently purchased, or homes being prepared for renovation.

For homeowners who want a record of their plumbing’s condition, whether for insurance purposes, an upcoming sale, or their own files, an inspection produces documented findings. The documentation is particularly valuable when a later issue arises and the history of the system needs to be referenced.

The inspection itself often becomes the beginning of an ongoing relationship. If issues develop later, the plumbers responding already have context on the system and know what was noted at the last visit.

Our Tech Dominic was Awesome!! Thank you so much!!
On time. Completed work on all units … Heater, air conditioner, and hot water heater … Within the time frame.
After a few mishaps, Princeton Air came through and got my AC system running when the temperatures are soaring.

Thanks to Will and my technician, Alberto, for getting everything fixed.
Responsive, knowledgeable, dependable, & honest. Thank you for getting out heat up & running!

Update:10/12/18
Chris S got the heat last year and remembered when he arrived today, asked if it had a problem since. He came back to do a PM on the heater and while he was waiting for me to arrive, he opened up the air conditioner to inspect it and saw the coils were filthy. Took out his hose and cleaned them. Then when done, did the heater PM and then โ€œsaid I just want to verify that ringing noise went away. Your house will cool much faster now!โ€ I really like what Princeton air offers, quality and care, diagnose and fix. Not rushing to get to the next job. Theyโ€™re so good I got the year round service plan.

He made me feel like I was getting the full respect and honesty I so needed for something so important and really appreciated the time he took to explain every and answer all my millions of questions. Also Princeton Air communications were fast and accurate , leaving no question unanswered as to timing and confirmation of appointment. Iโ€™m so happy with their staff and with Maurice- heโ€™s a gem!
Thank you!
The young man who came out to fulfill our annual service contract was extremely professional and was very thorough. Although he told us we needed a new ac unit I felt confident that he knew what he was talking about and took the right amount of time in order to make his recommendation. I want him back every year. Unfortunately I forgot his name because Iโ€™m old.

He then had Ricky call us with replacement ac unit recommendations. He was just as professional. He then took the time to visit our condo, take measurements himself and then made recommendations on what size unit to purchase. I really feel he saved us money. He was amazing.

We then were contacted by a gentleman named Steve who was a manager in the service and installation department. Itโ€™s hard to believe but he was just as good as the first two representatives and was an absolute pleasure to work with. He was a true professional and a real asset to your organization. I will always use your company if I can work with this team. Keep up the great work. Thanks for allowing me to spend $8,000.its hard to believe I didnโ€™t even get other quotes because I was so happy with your team.

Recently Princeton Air did a routine maintenance check on our HVAC UNIT. The technician was Dominic McGinley. I must say Mr. McGinley was outstanding. After performing the maintenance and evaluation, he sat down with us and explained his findings in precise detail. He has also taken pictures of everything he found. Dominic was a pleasure with whom to interact. He was professional, friendly, and extremely knowledgeable. He explained everything in terms that we could definitely understand. He is one of the finest technicians that has ever performed preventative maintenance on our equipment. In my estimation he has all of attributes of a first rate Service Technician. Hopefully Princeton Air just what a valuable asset he is for the company. I certainly hope to interact with him many times in the future.
We recently used Princeton Air to install a new heater. They gave us lots of options, explained each one thoroughly, they arrived promptly on installation day and did a great job. The price was the lowest of three companies I contacted for estimates. Five stars!
Always professional and informative.

Why New Jersey Homeowners Trust Princeton Air for Plumbing Inspections

A plumbing inspection is only as good as the plumber performing it.

Princeton Air brings licensed plumbers, real residential experience across New Jersey, and the kind of thorough, honest approach that makes the inspection genuinely useful rather than a formality.

Every inspection is performed by a licensed plumber. The license is a state-awarded credential that reflects training and accountability, and it is the right baseline for anyone evaluating a home’s potable water, gas, and drainage systems.

Our plumbers have inspected residential plumbing across the region for years, and they have seen the failure modes, aging patterns, and regional quirks that a newer or less experienced inspector would miss. Knowing what to look for is what separates a thorough inspection from a surface-level walk-through.

Princeton Air has serviced residential plumbing across the state for more than 50 years. That long history is what gives our team perspective on how plumbing systems age in this region, what tends to matter most, and what is likely to affect a particular home over the next several years.

After the inspection, your plumber walks through what was found and what was assessed, and provides documentation of the findings. There is no pressure to approve work on the spot, and recommendations are based on what the system genuinely needs rather than what would maximize a service ticket.

If the inspection surfaces issues that need attention, the same licensed plumbers handle the repair, replacement, or upgrade work. One company, one relationship, across everything the home’s plumbing may need.

Other Plumbing Services Princeton Air Handles

A plumbing inspection often leads into related services, and our team handles the full scope of them.

Whether the inspection surfaces specific equipment that needs attention, confirms the drain system should be looked at more closely, or simply points toward scheduled maintenance going forward, the same licensed plumbers handle what comes next.

For homeowners who want a focused evaluation of the main sewer line itself, a dedicated sewer inspection reviews the line’s condition and identifies any root intrusion, scale buildup, or pipe damage.

A sewer inspection can be scheduled independently or as a companion to a broader plumbing inspection.

When the sewer line warrants a direct visual review, our team performs camera sewer inspections that produce footage of the interior of the main line. The camera is the most precise way to see what is happening inside a sewer pipe, and the findings inform any repair or cleaning decisions going forward.

Sewer lines accumulate scale, roots, and debris across years of use, and periodic cleaning keeps the line flowing correctly and extends its service life.

Our team handles sewer cleaning as both a scheduled maintenance service and as part of addressing specific drain concerns surfaced during inspection.

When an inspection surfaces issues that warrant immediate attention, our licensed plumbers handle the repairs. For ongoing plumbing care across the systems the home has, we also offer whole-home plumbing maintenance on an annual schedule.

Plumbing Inspection FAQs

How often should a home have a plumbing inspection?

Most homes benefit from a plumbing inspection every three to five years. Older homes, homes recently purchased, homes with known plumbing issues, or homes approaching a renovation warrant more frequent review. Some homeowners prefer annual inspections to stay ahead of any developing issues.

What does a plumbing inspection cover?

The scope of a plumbing inspection is tailored to the home itself. A typical inspection reviews the visible plumbing, evaluates fixtures and connections, tests water pressure, inspects water heaters and adjacent equipment, assesses shutoff valves, and evaluates the condition of drain lines and vents where accessible. Your licensed plumber discusses the scope with you before beginning based on what is appropriate for the home.

Will the inspection tell me if my plumbing needs to be replaced?

It gives you an honest read on where the plumbing is in its life cycle. For some homes, an inspection confirms the plumbing has years of good service ahead. For others, it surfaces specific components or sections that are approaching end of life. The plumber walks through what was found and what the realistic timeline looks like.

Should I schedule a plumbing inspection before buying a home?

Yes. A pre-purchase plumbing inspection gives the buyer an independent, documented view of the plumbing system before closing. Standard home inspections often cover plumbing at a surface level, and a dedicated inspection by a licensed plumber produces meaningfully more detail.

How long does a plumbing inspection take?

Typically one to three hours, depending on the size of the home, the age of the plumbing, and how extensive the review is. A straightforward inspection of a modest home can be completed in about an hour. A thorough review of an older or larger home with multiple bathrooms and kitchens takes longer. Our plumbers give the inspection the time it genuinely needs.
